Required Permits by Building Commissioner

BUILDING PERMITS

A building permit is required for any new structure except detached accessory structures with a floor area smaller than 200 square feet (storage barns/sheds).  Structures of this type include but are not limited to, dwellings, garages, barns, industrial and commercial buildings.

A building permit is required for any new addition to an existing building.

A building permit is required for structural modifications to a building.

A building permit is required for the permanent or temporary placement of a mobile, modular, or manufactured home.

A building permit is required for permanent above or below ground swimming pools.

A building permit is required for mobile home parks and for campgrounds.

A building permit is required for fuel dispensing stations.

A building permit is required for mineral extraction.

It is the property Owners responsibility to obtain a building permit.  Contractors registered in Delaware County may, at the Owners direction, act as the Owners agent and obtain the permit in the Owners name.

The fine for starting construction without a permit is $700.00

Any structure used or occupied by the public, employees,  3 or more tenants, site improvements that affect persons with disabilities, or storage facilities, tanks and dispensing equipment for flammable and combustible liquids or gases must first be approved or excluded by the State of Indiana Fire & Building Safety Department before a local permit can be issued.

 DEMOLITION PERMIT

A demolition permit is required for any structure. The county assessor's office is also notified when the permit is issued so the structure will be removed from the property assessment.

 ELECTRICAL PERMITS

An electrical permit is required for installation of a new or to replace an existing electrical service entrance and or electrical panels.

An electrical permit is required for a temporary electrical service.

An electrical permit is required for a partial or complete rewire of an existing building. (Replacing old or defective fixtures in the same location does not require a permit)

 PLUMBING PERMITS

A plumbing permit is required for any plumbing in a new building or addition to existing buildings.   

A plumbing permit is required for any remodeling where fixtures are installed in new locations. (Replacing old or defective fixtures in the same location does not require a permit)

 HVAC PERMITS

 A HVAC permit is required for any new or replacement furnaces, unit heaters and/or air conditioning units.

 A HVAC permit is required for installation of ceiling cable heat or permanently mounted radiant heaters (baseboards, etc.).
